Caterham

Welcome to Caterham
Best of both worlds, woodland and open countryside, with fast train links into London
Caterham sits where the North Downs meet the edge of the capital, and that’s really its whole story. Wander out from CR3 and you’re into woodland and open countryside within minutes; wait at the station and you’re in London before your coffee’s gone cold. It’s a place families choose for the schools – both independent and state, and stay for the space, and quality of life, with easy access Central London (approx 30 mins by train). Luxury living here means room to breathe, fresh air, outdoor living and green space.
Section 01 — The market
The property market in Caterham has a steady, particular pull: this is somewhere people move to and then stay. Demand centres on family houses with genuine outside space and period or well-proportioned homes near the stations, with the train line into London a real factor in what buyers will pay for. The mix of independent and state schooling widens the buyer pool considerably, from London families trading up for space, to those relocating out for a slower pace without giving up the commute. Good gardens, garaging and proximity to open countryside all add value here. It’s a market that rewards patience for the right buyer, and rewards the right property with genuine competition.
Section 02 — What to love
- Unique luxury homes, within grounds offering privacy and seclusion
- Semi-rural feel, offering quality of life
- Host of independent schools - Caterham Independent, Woldingham Girls School, Hazelwood School, The Hawthorns School
- Close to Whitgift School, Trinity School, Royal Russell School, Reigate Grammar
- Just over 30 mins train to Central London ( London Victoria)
- Spoilt for choice with restaurants locally in Oxted and Everyman Cinema
Section 03 — Local lifestyle
As a local resident myself, I love living here. With parks and open countryside, all the amenities on my doorstep including fabulous dining choices in Oxted, Everyman Cinema, easy to get into London, and London Gatwick Airport just a 20 minute drive away. Best of both worlds, perfect for dog walking, horse-riding, and also the buzz of London.
Section 04 — Dining, entertainment & shopping
Oxted does the heavy lifting here, a few minutes from CR3 and genuinely spoilt for choice – a proper spread of restaurants for a Friday night, a Saturday lunch that runs long, or something quick before the train. The Everyman Cinema gives you the sort of evening out you’d expect much closer to town, without the journey home afterwards. Caterham itself keeps things simple: local shops for everyday life, including Waitrose, Morrisons and independent stores. It’s the balance that makes it work – you’re not choosing between a village and a proper night out, you get both, and Gatwick’s only twenty minutes off if the evening needs to start somewhere else entirely.
Section 05 — Things to do
Whether it be a walk in the open countryside, or woodland, a trip down to the Kent or Sussex coastline, or a short train ride into London, Caterham has it all.
Section 06 — Schools
It’s schools that bring most families to CR3 in the first place, and schools that keep them here. Independent and state options sit within easy reach of each other, so the decision becomes about which gate suits your child, not which postcode you can afford. Here’s whats on the doorstep.
